Buyer talks to a Lender
Lender gives Buyer the pre-approval letter
Lender receives all of the Buyer’s financial documents
Lender sends documents to Processor
Lender sends documents to Underwriter
Lender gives Buyer the Golden Ticket
Buyer looks at houses
Schedule 1-3 showings at a time
Buyer discusses offer details with Team
Buyer signs contract docs via DocuSign
Put in an Offer
Offer is received
Offer is negotiated between agents
Offer is accepted or denied
If offer is accepted, we “go under contract”
If offer is denied, we look at more houses
Offer is Accepted
Buyer gets Option money to Seller by the end of the 3rd day
Buyer gets Earnest money to Title Company by 5pm on the 3rd day
Team schedules inspection ASAP
Inspection
Inspector inspect the house solo for a couple of hours
Inspector meets with Buyer and explains everything that needs to be addressed
Before the end of the Option Period
Agents negotiate Amendments to the contract, based on the Inspection(s)
After Option Period ends
Anything negotiated during Option Period gets addressed before closing
From End of Option to Pre-Closing
Buyer chooses their Home Warranty
Home Insurance
Seller gets in all the necessary docs to Title
Pre-Closing
Lender sends documents to Closer
Buyer receives CD (Closing Disclosure) from Lender
Appraisal is ordered through Lender
Buyer has a quick, 15-minute Final Walkthrough
Closing
Seller signs all the docs at Title and gets the keys to Title
Buyer signs all the docs at Title and gets the keys from Title
Title informs Buyer that the transaction has funded
The house is yours!
